Boulevard One neighborhood in Lowry is on its way to feeling like home. Many people are moved in, the parks and walkways on the north of Lowry Boulevard are almost finished and I hear the neighborhood is close to having a commercial developer in place.

The residential portion of the neighborhood is being built by 10 different builders. There are single family homes, townhomes, and apartments scheduled to be built in the neighborhood. About 350 of the residences will be for sale and sold and about 350 places for lease.
The Boulevard One “pioneers” moved in in early September of 2015. They took a chance about a year before any homes were built, they made their reservations and when it came time, signed a contract and were the first in. The pioneers have already seen the houses around them increase in price.
Being a pioneer in a community is a nerve racking choice for some people and for others, it’s the way to go. They understand that being one of the first owners in a neighborhood, many times has the highest return on their investment. Pioneers are the people who help the neighborhood come to life. Deciding to be that person or family can be so exciting! You get to live with trucks, dirt, and machine noise for a little while. It can be surprising and stimulating or worrisome, you are in charge of that emotion, remember change and growth can be good and with a planned community, the developers and builders strive to bring their best to you. This community is being built from past projects, statistic and studies done to make this icing on the cake for the Lowry neighborhood. Because this is a work in progress, things will change and not everything promised will happen exactly as planned but it will come close.
Denver construction costs continue to increase about 1% a month and the forecast says this will remain consistent. That’s what makes a neighborhood like this a great place to be the pioneer. The location is well sought and Lowry Redevelopment Authority has been picky about who is building this neighborhood. They want the best, the best builders, architecture, parks etc. to create a cohesive and thriving neighborhood.

Boulevard One Neighborhood Parks
Approximately 5.5 acres of the neighborhood will be parks and open space.
To date, the linear park in the north section is almost done. It’s been a warm autumn and they were still planting the first week of December. These were taken in early December 2105. Over 3000 plants and trees will be planted throughout the common areas. Public art will be placed throughout the parks, I’m looking forward to see what has been chosen and will update you.
You will have an easy walk across Monaco Street to Crestmoor Park a more established park, which has a great trail that loops the park so you can get that power walk/run into your day. If you go east, Lowry has built a few more large extensive parks along Lowry Boulevard and Sports Boulevard where you’ll find miles of walking, sports complex’s and the big dog park.
Boulevard One Neighborhood Commercial Buildings, Businesses and Mixed Use Plans
You want to know what’s going in on the corners of the community that you are buying into I’m guessing. When you purchase a home in Cherry Creek, or Washington Park or even downtown Denver, you have a sense of what the neighborhood hangouts are. In Boulevard One, the commercial portions are still slabs of asphalt, boxes on a map that are drawn to the maximum size that zoning will allow, and there is no character because, they are just boxes. The west section has boxes that say mixed use or commercial and to date the zoning that would regulate what can be built there hasn’t been established. There are rumors about the density mostly stemming from the fears of how horrible it could be as opposed to how great it really might be.
Lowry has been talking about putting in a movie theater when the redevelopment of the Air Force Base first began. I am confident it will finally happen in Boulevard One. There are talks about a small specialty grocer, not a big chain, but local specialty shop, more restaurants and more retail. Remember the current Lowry Town Center was the first of its kind in Denver. Since then, town centers have been built all over Denver, bringing back what many of our original neighborhoods had, that we take for granted, and that is easy to walk to gathering places.
Boulevard One Neighborhood Location
Boulevard One is the last portion of Lowry to be built, the neighborhood has been designed to complement the existing town center and blend with the existing homes with a modern twist, keeping the neighborhood relevant and current from the architecture, livability to the sustainability of the homes.
The location is perfect for those who want to be close to everything. It takes about 20 minutes to get downtown or to the Denver Tech Center, 15 to Cherry Creek and 30 minutes to Denver International Airport.
One of their goals is to be one of the best walking neighborhoods in Denver. You’ll be able to walk to breakfast or coffee, stop and get your nails and hair done, pick up a few things at the grocery store, pick up a book from the Schlessman library, go to a movie, to grab a bottle of wine, pick up the dog from the groomer, take him/her to the park, meet friends for dinner or gelato or ice cream and enjoy your neighborhood and neighbors.
