Say hello to my 8-part process for finding your dream home!
When you begin your home search, it’s exciting and fun. When you get serious, it can get overwhelming and even daunting. That’s where I come in. I make sure the process streamlined to keep you focused and help make those scary parts fun and exciting again. By the end of your search, we are going to have the house of your dreams (and good memories from along the way).
#1: Meet and create a wish list
It’s important for us to connect in person or on Zoom and get to know each other so that we can work together seamlessly. We’ll talk through all the options and determine what you want and need in a home.
#2: Pre-qualification and Pre-approval
I’ll introduce you to a mortgage partner who can help you determine your price range with confidence. Be prepared to dig into paperwork when you talk to them (W2’s tax returns, etc.). They need to do a full review so that you know how much you can borrow to purchase a home. And, you need to know how much you want to afford.
#3: Listing alerts based on your wish list
Once I know your criteria based on your wishlist and budget, I’ll set up a search for you. The moment a new home comes on the market, it’ll show up right in your inbox. If you love it, we’ll be ready to take a look.
#4: Schedule viewings
This is where it gets fun! We’ll look at the houses you loved from the alerts I sent.
#5: We find the perfect house and write an offer
Once we find the perfect house, we write an offer. I present a written offer from you to the seller. As much as we would love for every seller to just accept, they do have the option to counter or reject our offer. I will be with you every step of the way. I’ll share my experience and insights into what is happening in the local market to help guide you if they do counter. Once we have an accepted offer, we will alert the lender and put my team into motion.
#6: Acceptance, Inspection, and Appraisal
Once we are under agreement, or under contract as we say in Colorado, the next critical steps are the inspection and the appraisal. We hire an inspector to look at the systems in the house to make sure that everything is working properly and is in good condition. The appraisal guarantees that the price of the property matches the condition of the property. The appraiser is hired by the bank and helps them confirm that the house is worth the price you are paying.
#7: Time to close and get the keys
Now is the time to really get excited! Closing is when all the paperwork is signed, money is exchanged, and the property is transfered from the seller to you!
