Denver Housing Market Update June 2022
The Buyers were in control. We've been talking about being in a seller's market for years, but we always have to remember houses are only worth what buyers are willing to pay. That goes in any market, buyer or seller. But the Buyers had enough. We knew the frenzie in the Denver Housing Market couldn't last forever we knew the only way to make it stop was to have the buyers stop.
Again, the mortgage applications were down the lowest since 2018.
The increase in interest rates from a year ago makes the cost of buying a home 25% higher than a year ago and the cost of owning a home 55% higher than a year ago.
You are going to hear a lot of negative talk and things that sound scary but we are hopefully normalizing... after the past 2 years, it would be great if the Denver Housing market would normalize.

We had a steady number of homes come on the market, go under contract and close at The Coloradan and in Downtown Denver. The days on market didn't change much for the Coloradan but there was a significant drop in the days on market for Downtown from the month before.
No major records were set with prices or prices per square foot.

We are not seeing drastic changes with the interest rate hikes. The changes I am seeing are the acceleration to buy before the interest rate hits 6%. A few buyers will drop out of the market...take a listen to find out why and what else I see happening in the Denver Market.

The Denver Housing Market Update for May 2022 brings us the spring numbers we were hoping for but is it enough?
In April Denver was named the fifth least affordable area to live in the United States.
An online moving company, Hire A Helper, reported that people are moving out of Colorado - 90,000 people in 2021. Colorado's population peaked in 2015.

The Colorado and downtown Denver housing market update April 2022.
The downtown market isn't as crazy as the rest of the city and suburbs. Homes are selling, just not as fast as the rest of the city, which isn't unusual and most downtown areas across the country are the same.
Once our downtowns are revived again with our tourists, students, and business people I know this will change.
In the meantime, downtown is probably the best investment in the city because the prices stayed relatively flat for the past couple of years. That will change...

Denver Housing Market in a Minute Update for March 2022
The most important stats in a minute...
Denver was #1 metro area in the nation for homes sold over the asking price. 60% of the homes in Denver sold for over asking. The average was 105%. Denver was also number one for annual appreciation. 19% since last year. Those stats are from Core Logic.
We had 4200 homes come on the market and almost all of them went under contract in February. That's up 20% from January.
Our average price was $647,776 - that's up 6.58% from January.
Between now and the end of May is the best time to get the highest price for your house in Denver!
