Who’s your Back Up?

In Denver and Colorado a Seller can have more than one offer on their property, we call it a “Back up Offer”.  Meaning that if the Buyer who is under contract backs out, the seller has another offer in position so the house does not go back on the market.  Seller and Sellers Agent does not have to tell Buyer #1 that there is a Buyer #2.

Yesterday I talked about Buyers trying to negotiate a seller to death, well Buyers, be careful. There may be a Buyer #2 just sitting there waiting for Buyer #1 (you) to negotiate yourself out of the deal.

I have had buyers in the past who sat and waited for Buyer #1 to leave.  Buyers, I am only telling you this because the news is still reporting that you have all the power, but it isn’t completely so in Denver.  The “My Way or the Highway” negotiating tactic probably isn’t going to work in this market.

Buyers, be smart.  If you love the house, be realistic and hire an agent who works in your best interest to get the house.
