Sellers, when you are thinking of putting you house on the market, start thinking about:

1. Do you have a target date to be out of this house or into a new destination?

2. Know a buyer needs at least 6 weeks in this market to get their loan requirements met.

3.  How many weeks do you want to show the property?

4. How many weeks do you need to get the house “show ready”?

A good rule of thumb is that it will take about 3 months once you talk to a real estate agent to get the house on the market and closed. Obviously there are exceptions to every situation, but give yourself enough time so you are not rushed and you have a realistic timeline.
