When Will it be a Buyer’s Market?

The Denver Real Estate market has been a Seller’s market overall for many years. However, there are always pockets in the metro area, either by price range or by the neighborhood where you might see a buyer’s market. Understanding these two markets’ differences can help buyers and sellers make informed decisions.

Seller’s Market

A seller’s market in Denver is when more buyers than properties are available for sale. This can lead to fierce competition among buyers, resulting in multiple offers, bidding wars, and properties selling above the asking price. Buyers may give up negotiating and or inspections to win bidding wars. Because the seller is benefiting more than the buyer it is called a Seller’s Market. Homes tend to sell quickly. It’s common for homes to receive offers within a few days of being listed.

Buyer’s Market

A buyer’s market in Denver is when there are more properties for sale than buyers looking to purchase. It benefits buyers because they have more room to negotiate and potentially buy a house at a lower price than they might have paid in a seller’s market. In a buyer’s market, buyers can take their time to search for the perfect property without feeling rushed to make a decision, they can negotiate with the seller on inspection issues.

Seller’s Market vs Buyer’s Market

To determine whether you’re in a buyer’s or seller’s market in Denver, there are a couple of indicators to consider. One of these is the number of homes for sale compared to the number of buyers actively looking for property. Additionally, the average number of days that properties are on the market can also be a helpful gauge. If homes are selling quickly, it’s typically indicative of a seller’s market, whereas if they’re on the market for longer periods, it’s likely a buyer’s market. If you just looked online at the average days on market keep in mind that number is most likely from 30 days ago.
