The Power of Staging: Helping Every Home Shine

One of my favorite parts of working with sellers is the moment we start talking about how their home will show to buyers. There’s something special about walking through a space and imagining how to bring out its best features. Staging isn’t just about making things pretty. It’s about creating a feeling, helping buyers see themselves living there, and telling the story of the home in a new way.

Every home and every situation is different, which means the approach to staging can be too. Some homes need a full transformation, while others just need a little fine-tuning. Here’s how I walk my clients through the options.

1. Full Staging for a Vacant Home

When a home is completely empty, I often recommend full staging with a professional stager. They bring in everything: furniture, rugs, artwork, lighting, and all the small details that make a house feel warm and inviting.

Empty rooms can look smaller and less welcoming in photos, but once they’re styled, they come to life. Buyers can instantly imagine how the space could work for them, which often leads to stronger offers and quicker sales.

2. Partial Staging: A Mix of Yours and Ours

Sometimes a home isn’t entirely vacant, or there are pieces that already fit beautifully in the space, and sometimes the furniture would look better in a different room. In those cases, partial staging can be the perfect solution. We’ll mix what you already have with items from my inventory or from a professional stager to create a balanced, cohesive look.

It’s a great way to keep costs down while still giving the home that polished, intentional feel. Even a few updates, like a new rug or artwork, can completely change how a room feels to buyers.

3. Refresh Staging: Working With What You Have

If you’re still living in the home, a “refresh” might be all that’s needed. This means rearranging furniture, removing personal items, adding accessories, and making simple updates that make a big difference.

Sometimes it’s just changing bedding, adding greenery, or rethinking how a space is arranged. The goal is to make the home look amazing in person and in photos while still being comfortable for you to live in until it sells.

4. Virtual Staging: The Backup Plan

When a property is vacant and traditional staging isn’t possible, virtual staging can be a great option. It’s not ideal for every situation, but it helps buyers visualize how the space could look. It’s especially helpful when timing or budget makes in-person staging tricky. The two drawback are when someone is inside the house the dimensions feel different and they cannot sit down somewhere to just feel the home.
