Yesterday was the first day of spring, 70 degrees and the weekend stormy days are heading in. Great time to get your projects done at the house whether it is cleaning out the closets and drawers or caulking your showers and bathtubs, little things make a big difference in this market. Reducing a buyers objections makes selling a lot easier in any market.
You can see we are still selling more homes than we are putting on the market.
I am noticing that there are quite a few houses going back on the market after being under contract. We have looked at homes that have gone under contract the first day on the market and have written offers and have asked if we can be in backup and their answer has been, “it is going to be a slam dunk.” We have looked at a few of the houses that came back on the market and even my greenest buyers ask what is wrong with the house. I think we are seeing buyers write offers without really thinking because they are afraid they aren’t going to find a house and then there are the usual issues some people have a threshold of what they are willing to fix so they back out at inspection. Appraisal is another issue but that is a blog post for later. Sellers, there are things to do to protect yourself, you aren’t sold until the buyers money is in your bank.
