As Agents sometimes we say some stupid things and I am going to repeat some of them. I will admit, after selling property for 12 years I may have said something stupid once or twice and after seeing some really stupid responses, I’d like to remind agents, sometimes it is better not to say anything.
When I have a listing I quit asking that stupid question, “is the property priced right” because the easy out for every agent to respond was, “it is priced too high.” Well, sellers, if you aren’t getting an offer….it IS priced too high! No need to ask.
For the past couple years this is my favorite question because people tend to have diarrhea of the mouth and say stupid things:
“If there is anything you think the Seller or I should know about the property please give your feedback here. Thanks for showing!”
Here are a few responses and my translation:
“The yard is too small.” – Translation: The agent didn’t either listen to his buyer needs on yard size or he didn’t read the description in the MLS. My response: since lot size is a required field in the MLS system, I promise I told you how big the lot was. We can’t make it bigger, maybe you shouldn’t have wasted your buyers time or my sellers time if you need a bigger yard. P.S. none of the yards in this neighborhood are big, why are you showing this neighborhood?
“The back splash doesn’t match the counter top.” – Translation: Her buyer just wasn’t interested and since they couldn’t afford to change the countertop or the back splash to make them exactly the same finish they probably don’t really have enough money to be buying a house. My response: why are they wasting my sellers time? PS, the back splash and counter tops were in the photos….maybe the buyer really just wasn’t interested?
“Buyer wants more land but is wondering if the seller would offer owner financing.” – Translation: Buyer wants a steal that he will probably walk away from and stick the seller with damages and walk away from financing. My response: Keep looking but not at this property or any of my other listings.
Those were just my favorite so far this year. Agents, it is okay just to say, thanks for letting me show, the buyer isn’t interested. Or if the house smelled like gas and you thought we didn’t know, it would be nice to let us know… or, go ahead and give me more content for another article.
