The Coloradan and Downtown Denver Housing Market Update | April 2022

This is your April 2022 housing market update for downtown Denver and The Coloradan.

The Coloradan:

  • 3 came on the market
  • 5 went under contract
  • 1 closed
  • 8 active on the 1st of the month

Downtown Denver market the 80202 zip code:

  • 50 came on the market
  • 33 went under contract
  • 52 closed
  • 82 active on the 1st of April

The highest price sold at McGregor’s Square for $3,029,000. McGregor’s Square is right across the street, from Coors Field. It sold for almost $1,200 a square foot.

So just last week Tavernetta, my favorite Italian restaurant in the Union Station neighborhood, opened for lunch. To me, this means the foot traffic is downtown again. I’m so excited to see that happening. As you know if you have eaten downtown in the last year or so, and just a reminder, for those of you who are just getting out and exploring again, you do need a reservation at almost every restaurant if you’re wanting to eat in downtown Denver, on Fridays and Saturdays. So don’t forget, make that call or go online and make a reservation.

There’s another interesting tidbit of information. I saw that there were five parking places online for sale at Brooks Towers. Those parking places are listed between $50,000 and $60,000. Just to give you an idea of what a parking place downtown sells for. Yes, parking downtown Denver is expensive. We are still behind New York City though!

Because Downtown Denver and The Coloradans ‘ prices flattened since the pandemic, I think it is a great investment. Once our tourists, students, and business crowds fill the streets again, I think the prices will go right back up. It’s a good time to buy in Downtown Denver.
