Number 3 on our list of things to think about before you put your Denver property on the market is to walk through with your REALTOR and decide what needs to be to the house before you put it on the market?
Are your door knobs, light fixtures and water faucets original? Okay there are times, this is okay, but 90% of the time, these are cheap easy things to update. Do all of your kitchen cabinet and drawers work? Do you have broken windows or doors?
These are basic things that need to be fixed or buyers will think you haven’t taken care of your house, even if they did just break yesterday.
Sometimes I recommend a pre-inspection done by my trusty inspector, who will find the important mechanical things that will be found by a buyers inspector. Depending on the situation, it might be in your best interest to have an inspection done so you get these things fixed so a buyer doesn’t have a reason to try to negotiate again on the price.
Talk to a professional BEFORE you spend any money, you don’t need to make your house brand new, you do need to make sure you take away as many of the buyers potential concerns before the house goes on the market.
